Property Value Increases

Property values have been surging throughout the region and Wendell’s property sales are no exception. Every year, the Board of Assessors is tasked with reviewing recent sales of Wendell property and using those sales to adjust values of all property in town. Due to factors that include a limited supply of houses, buyers have been paying increasingly higher amounts that continue to exceed the asking and listing price of properties that appear on the open market. After reviewing recent sales, the Assessors’ Office calculated that the average increase in property value was 40% with some properties seeing an increase of approximately 60% due to recent sales transactions. While the town is working diligently to monitor its finances and cushion the impact of continuously rising prices, some factors, like real estate market sales, are out of the hands of any town office. When the prices of properties in town increase, the assessors are obligated to increase the values of all properties in town by the same average increase seen in recent sales.
